Three core Car Park areas you need to consider?

Here are three common problems with Car Parks in Sydney.

Car Park Ventilation

Mechanical maintenance involves looking after all the mechanical services in a building including:

  • Controls
  • Electrical systems
  • Fans
  • Duct work
  • Carpark exhaust
  • Toilet exhaust
  • Fresh air
  • Associated systems

Car Park Lighting

If a carpark is well-lit, drivers and pedestrians find it easy to navigate – and they also feel safe. On the other hand, if it is poorly lit, people feel unsafe and the rate of crime and accidents can increase.

well-lit carpark can enhance safety and security and improve aesthetics, attracting potential customers to your apartment building or business. It sends a clear message to people that your business is open and they can come in to shop.

The carpark is an extension of your business premises and gives your customers and visitors a first impression of your business, whether good or bad. Good lighting speaks volumes about your apartment complex or business as a whole, but there are more reasons why high-quality lighting in your parking lot is so important.

  • Reduces energy consumption
  • Prevents accidents
  • Lowers the crime rate
  • Improves the value of an apartment building
  • Eliminates maintenance costs

Carparks are notorious for consuming large amounts of electricity, mainly because under the old Building Codes Australia (BCA), carparks were required to run the ventilation fans for 2 hours in the morning and 2 hours in the afternoon to ensure carparks were free from Carbon Monoxide. These time periods were chosen to capture peak car movements in carparks. However, times have changed and new laws have been designed which ensure energy efficient outcomes in carparks.

Under AS1668, car parks are required to install Carbon Monoxide sensors that identify when CO levels reach a certain level before fans operate. Similarly, fans are fitted with Variable Speed Drives which mean the fans start running slowly, consuming minimal amounts of electricity.

The Carbon Monoxide smart sensor is a slim wall mounted sensor with a very unique feature. It has a tiny fan that draws air in from the bottom of the housing through a dust filter over the sensor and discharges through the top. This ensures a positive response to carbon monoxide emissions while the sensor is well protected inside the polycarbonate housing.
